  1. Time – No matter how big we get our biggest limitation is our time. By requiring some documentation upfront we make sure our clients are serious about the buying process. As a client of ours this means we will have time for you when you need us as we are not opening doors across town for unqualified buyers.
  2. Safety – If you’ve paid attention to the news in the last year you’ve likely seen a couple very sad stories involving real estate agents meeting unknown potential clients on a whim with little to no information about them.  This policy assists our agents in staying safe and knowing they are assisting a real buyer.
  3. Creating a Standard of Professionalism – Without knowing exactly where you stand with your purchasing power we simply cannot serve you to the best of our abilities.  This policy ensures we have a clear picture of what you can purchase before setting our game plan.

In today’s market many homes go under agreement within a few days. In the time it takes us to go through the pre-approval process after finding a home you love we’ll have missed out on your dream home.

Only look at what you can afford

Getting fully pre-approved upfront makes sure that we do not look at properties that won’t work for you. Some properties aren’t eligible for certain loan types, we need to know your specific situation to make sure you only see homes that work for you.

Plan For Payments

As part of the pre-approval process your lender will go over your potential monthly payments at certain price points including taxes, insurance, and fees. This can help you plan for what homeownership will look like for your bank account.

Know Your Options

There are 100’s of loan products out there today. Going through the pre-approval process and discussing your options may effect your budget for better or worse. You may have been planning to put down 20% and find that with certain loan types you can put 3.5% down while remaining at a comfortable monthly payment.

We don’t need ANY of your financial documentation. Our job is to find you a great home, we leave this portion to your lender.

We don’t need your paystubs or any other documentation of your income.

No, every office does not require this documentation upfront.  There are agents who will open doors for you within hours of a request, which is completely fine for them.  We are professionals and commit to our clients our time, resources and expertise and for this we ask for a similar commitment upfront.  If you are simply looking for a door opener, we are likely not the brokerage for you.
